Why get a Building / Structural Survey?

For most people the purchase of their home is the most significant item of expenditure they will make in their lifetime. A Building Survey (or Structural Survey as it was previously known) is a detailed inspection of each of the external and internal elements of a property, as far as they are accessible. Once the inspection is completed a comprehensive written report is provided to you that includes photographs of particular issues of concern as well as advice on what to do next. We also provide extensive post-survey support by telephone and/or email so as you are as fully informed as possible before you make a purchase commitment.

Our Retrospective Property Valuation Summary

  • The valuation is produced by a Chartered Valuation Surveyor.
  • If the property can be inspected then it will involve a site visit, the property is measured and photographed.
  • Detailed research on retrospective comparable evidence is undertaken using our comprehensive databases, historic data sources and tools.
  • A detailed written RICS Redbook Valuation report is provided.
  • If it’s for taxation purposes then we are very familiar with HMRC’s reporting requirements as one of the directors used to be a valuer for HMRC
  • Post valuation support is provided by phone and email.

What Happens if the Surveyor/Valuer cannot get access the property?

Capital Chartered Surveors/Valuers will always request access to the property so that they can inspect. However there are cases when this is not possible. The best example is if the property has been sold. We can still carry out a retrospective valuation by accessing the property details with the use of our comprehensive databases, historic data sources and tools.
